Timeshare Exit Team was once an incredibly popular, and notorious, timeshare exit firm. They operated for several years until their closure in 2021. The reason for that closure? Simple: a lawsuit revealed that they were yet another fraudulent timeshare exit company.

Reed Hein & Associates (a.k.a. Timeshare Exit Team)
Reed Hein & Associates, doing business as Timeshare Exit Team, marketed themselves as third-party experts in timeshare cancellation. Their promise: to free owners from timeshare obligations in exchange for hefty upfront fees. Reports show these fees ranged from several thousand dollars to tens of thousands.
On paper, they offered “guarantees”, for example, refunds if an exit wasn’t completed within a certain timeframe. In reality, many customers reported little to no progress, endless stalling, and near-impossible refund battles.
Their Operation & Public Image
Timeshare Exit Team built its brand through aggressive advertising and heavy marketing. They relied on paid endorsements, high-pressure sales tactics, and required full payment upfront. Many customers said that after paying, communication slowed to a crawl or stopped altogether.

One of their most influential promoters was financial personality Dave Ramsey, who endorsed the company between 2015 and 2021. His endorsement brought Timeshare Exit Team its biggest surge of customers. Ironically, that same visibility also drew regulatory scrutiny, leading not only to the company’s downfall but also to lawsuits against Ramsey himself.
The “Deceptive” Money-Back Guarantee

One of Reed Hein’s biggest selling points was its so-called 100% money-back guarantee. Sounds reassuring, right? Except there was a catch.
According to their terms, customers facing foreclosure (or who had already been foreclosed upon) were not eligible for refunds. Why? Reed Hein claimed foreclosure itself was a “successful outcome", never mind the devastating effect foreclosure could have on someone’s financial future, including their ability to qualify for home loans.
After regulators called this out, Reed Hein quietly removed the guarantee from its website shortly after the lawsuit was filed.

Legal Trouble, Settlement & Closure
In the end, Washington State’s Attorney General sued Reed Hein for deceptive practices. The company agreed to a consent decree, forcing them to halt the misleading tactics and pay $2.61 million to the state, with much harsher penalties looming if they violated the agreement.
With complaints piling up, lawsuits multiplying, and their reputation in tatters, Timeshare Exit Team shut down within months. The closure left countless customers stranded without refunds or the promised exits. Class-action lawsuits and watchdog warnings soon followed, cementing the company’s downfall as a cautionary tale for timeshare owners everywhere.
Aftermath & Lingering Complaints
While the official business is long gone, its shadow lingers. Their old website, timeshareexitteam.com, now redirects to a review site with unclear affiliations. Another website once existed to help victims claim settlements (timeshareexitteamsettlement.com), but it has since gone offline.
Most complaints about Timeshare Exit Team tapered off around 2022, but a trickle has continued even into 2025, proof that not everyone ever received closure or compensation.
